Of the 371 condos for sale last week, 236 or 64% of them were one or two bedroom condos. These are the most popular condos for sale on Marco. According to the Marco Island MLS there are 48 one bedroom condos for sale and 188 two bedroom condos for sale. The one bedroom condos range in asking price from $131,900 to $497,000, with a median price of $240,000. Twenty-three of them are on water direct, 14 are inland, 10 are on the beach and one is on the Gulf. They range in size from 494 square feet to 1,060 square feet, with a median size of 670 square feet.
The two bedroom condos range in price from $128,000 to $1,795,000, with a median price of $470,000. Eighty-six of them are on the beach, 47 inland, 33 on water direct, 12 on the Gulf and 10 are located on water indirect. They range in size from 837 square feet to 3,847 square feet, with a median size of 1,070 square feet.
Many owners of these condos rent it out part of the year to offset the carrying costs. Rental policies vary from condo to condo. Half of the one bedroom condos for sale allow weekly rentals. They have familiar names like Apollo, Angler’s Cove and Riverside. Only 18 of the two bedroom condos allow weekly rentals 52 weeks a year. These are at Angler’s Cove, Essex, Marco Villa, Paradise Village, Seawinds and Somerset. Another 24 two bedroom condos are available at South Seas Towers 3 and 4, and allow weekly rentals up to 36 times per year. Most of the two bedroom condos allow monthly rentals 12 times per year, but others are more restrictive with rental policies allowing 30-day rentals only one, two, three or four times per year. Some allow 60-day rentals twice a year, and others allow 90-day rentals two or four times per year.
Boating is popular on the island. Nineteen of the one bedroom condos come with a boat dock. Forty-two of the two bedroom condos have docks available, and nine of these have boatlifts.
If you want to have a pet, only four of the one bedroom condos allow pets and 58 of the two bedroom condos allow pets.
Ninety-nine of the condos are being sold furnished, 82 are turnkey (everything included), 26 are unfurnished, 18 of them have the furnishings listed as negotiable, and 13 are partially furnished.
