Brixmor Property Group (NYSE: BRX) (“Brixmor”) today announced plans to transform the 30-year-old retail destination Marco Town Center through a $10 million redevelopment.
The renovation will upgrade the center’s appearance, create gathering places, improve sense of place, add artistic experiential elements and elevate tenant visibility.
“With the center strategically located on Collier Boulevard at the gateway to Marco Island, we want to upgrade the center to more accurately reflect the community’s fun and unique lifestyle,” said Chuck Borysiak, vice president of redevelopment. “We’re not only renovating the center’s appearance to better reflect Marco’s tropical small town character, but we are creating a place where residents and visitors can enjoy the more leisurely pace of island living.”
The center’s appearance will reflect a tropical feel with the use of a gabled roof tower, porticos and dormers. The center’s fascia, or roof line, will be opened up to allow more light and air flow using louvres, and the entire center will be transformed with a more natural, beach-friendly color palette with pops of color introduced through fabric awnings and resurfaced columns. Hanging plants, Adirondack chairs and new tenant signage will further enhance the casual tropical aesthetic.
Guests can enjoy al fresco dining on four new outdoor restaurant patios. The open-air central plaza will provide flex performance space, featuring wood decking, Tivoli lights, nautical railings and lush landscaping. Plus, local artists will further enhance the center through murals, sculptures and creative crosswalks.
“Our goal is to create a place that reflects the Marco Island community,” said Borysiak. “The plaza offers a space where community groups could host fitness classes or performances in an environment created by local artists.”
The parking lot will be reconfigured to add landscaped islands with shade trees. Pervious pavers will replace sections of asphalt in order to improve stormwater filtration, and green space is being added throughout the project with extensive landscaping improvements using Royal Palms along Collier Boulevard, beach grass and other tropical foliage.
The overall project will include improved lighting with energy-saving LED fixtures, site amenities, and new wayfinding signage.
New businesses at the center include recently opened women’s and men’s apparel retailer J. McLaughlin in 1,200 square feet (sf); Noire the Nail Bar in 1,900 sf and themed apparel concept Margaritaville in 960 sf. Thai Thai Sushi Bowl (2,300 sf) and Tropical Smoothie Café (1,671 sf) will open in the third quarter of this year.
Construction began in November of last year with completion scheduled for this fall. The center will remain open for business during the redevelopment, and construction activity will work around increased seasonal traffic during the winter months.
Located at the intersection of N Collier Boulevard and Bald Eagle Drive, Marco Town Center is anchored by Publix and features nearly 30 retail, restaurant and entertainment options, including Marco Island Brewery, Crazy Flamingo, Beachworks, Sandpiper Loft, Everything But Water and performing arts theater The Marco Players. The center serves a million visits annually.
