Marco Island Real Estate Report – September 2019

Inventory down 5% from Last Year

The inventory of homes, lots and condos for sale on Marco Island totaled eight-hundred sixty (860), down 5% from a year ago. A total of sixty-one (61) properties sold in September, which was a decrease of 15% from September last year. Total dollar volume sold was $44.9 million, which was up 12% from September a year ago. One-hundred two (102) new listings came on the market in September, up 20% from last year.

September 2019 Statistics

Homes

There were two-hundred fifty (250) active home listings in September, which was down 8% from September 2018. Twenty-four (24) homes sold for $27.6 million compared to twenty (20) and $18 million last September. Sales prices ranged from $439,000 to $4.1 million. Median price of a home sold on Marco Island in September was $692,500. Twenty-nine (29) new listings came on the market in September compared to thirty-three (33) last year, which is a decline of 12%. List prices for a home on Marco Island range from $370,500 to $7 million.

Condos

Inventory for sale was three-hundred twenty-four (324) condos in September 2019, up 1% from last year. Twenty-nine (29) condos sold for $15.2 million compared to thirty-nine (39) units and $18.9 million last September. This represents a decline of 26% and 19% respectively. Sales prices ranged from $110,000 to $1.2 million. Median price of a condo sold on Marco Island in September was $478,000. Fifty-seven (57) new listings came on the market compared to thirty-eight (38) last year, which was an increase of 50%. List prices for a condo on the island range from $115,000 to $9.4 million.

Lots

There were two-hundred sixty-four (264) lots for sale on Marco Island in September 2019, compared to two-hundred eighty-six (286) last year. Eight (8) lots sold for $2.2 million compared to ten (10) and $2.7 million last year. Sales prices ranged from $108,000 to $415,000. Median price of a lot sold on Marco Island in September was $290,000. Twelve (12) new listings came on the market compared to ten (10) in September 2018, which was an increase of 20%. List prices for a lot range from $50,000 to $6.75 million.
