Marco Island Real Estate Report – September 2018

Inventory Down 9% From Last Year

The inventory of homes, lots and condos for sale on Marco Island totaled eight-hundred sixty-six (866), down 9% from a year ago. A total of seventy-two (72) properties sold in September, up 60% from September last year. Total dollar volume sold was $40 million, up 84% from September last year. Eighty-four (84) new listings came on the market in September, up 58% from last year. These dramatic increases are mainly a result of hurricane Irma as sales activity dropped off due to ongoing recovery efforts on Marco Island last year.

September 2018 Statistics

Homes

There were two-hundred fifty-six (256) active home listings in September, down 17% from September 2017. Twenty (20) homes sold for $18 million compared to fouteen (14) and $10.9 million last September. Sales prices ranged from $305,000 to $2.6 million. Median price of a home sold on Marco Island in September was $717,500. Thirty-two (32) new listings came on the market in September compared to seventeen (17) last year. List prices for a home on Marco Island range from $349,900 to $7.5 million.

Condos

Inventory for sale was three-hundred five (305) condos in September 2018, down 9% from last year. Thirty-nine (39) condos sold for $18.9 million compared to seventeen (17) units and $8 million last September. Sales prices ranged from $122,500 to $1.61 million. Median price of a condo sold on Marco Island in September was $435,000. Thirty-eight (38) new listings came on the market compared to twenty (20) last year. List prices for a condo on the island range from $115,000 to $9.9 million.

Lots

There were two-hundred eighty-two (282) lots for sale on Marco Island in September 2018, compared to two-hundred eighty-nine (289) last year. Ten (10) lots sold for $2.7 million compared to thirteen (13) and $2.8 million last year. Sales prices ranged from $55,000 to $625,000. Median price of a lot sold on Marco Island in September was $274,500. Ten (10) new listings came on the market compared to sixteen (16) last year. List prices for a lot range from $79,000 to $5 million.
