At a recent meeting of the East Naples Civic Association (ENCA), Morgan Fry and David R. Bartley, Sr., of Bartley Realty, LLLP, presented plans for an exciting development coming to the Naples area, named TRIO.

Together, developer Anthony Fortino of Fortino Construction and Bartley Realty plan to build a modern mixed use building on U.S. 41 and Davis Boulevard. It has been described as Naples’ “first luxury urban-modern high rise.” Renderings shown at the recent presentation gave ENCA members a peek at the architecture and décor, which Bartley Realty’s Morgan Fry described as “modern urbanism.” Crisp white rooms and furniture, with accents in various blue hues, provide an elegant living space for residents. Modern glass lighting and elements of water make the lobby a stunning entry for the building.

In addition to the 24 residential units and the 24 extended stay hotel suites, planned amenities include a state-of-the-art fitness center, personal concierge services, multiple pools, private cabanas, and a ground floor restaurant.

be apart of a project that is going to create a domino effect and build a foundation/starting block for others to come.”

Because TRIO is being developed outside the city limits of Naples, it can be built to 112 feet. Had its location been within the city limits, height restrictions would have limited the building to only 42 feet. Making good use of the height, a private members-only sky club lounge is planned for the roof deck of the parking garage, with views looking out to the Gulf of Mexico, Naples Bay and the skyline of Gulf Shore Boulevard.

According to Morgan, construction on the nine-story structure may begin in November 2016. It is anticipated the construction completion date will be sometime in May or June of 2018. Unit prices are from $1.15 million to $2.7 million. Interest in TRIO has been high, and unit reservations have already been received.
