Condos Near Beach Access Points

Last week 341 condos were listed for sale on the island. Seventy-four of these listings were for two bedroom two bathroom condos on the beach with a median list price of $550,000. Monthly fees for these beachfront condos range from $600 to $1,200 per month.

Another way to enjoy Marco Island’s outstanding crescent beach is to find a condo on Collier Boulevard across the street from the beach near a beach access point. At any time, very few of the condos nearest the beach access points are for sale.

For example, across the street from Residents Beach are the Mariner, Sands and Beachview. Last week the Mariner only had three condos (out of 162 units) for sale ranging in price from $279,900 to $319,900. These two bedroom, two bathroom condos have 814 square feet. The Mariner has two heated community pools, allows 30-day rentals 12 times per year, and allows a pet up to 15 pounds. Condo fees here are less than $400 per month.

The Sands and Beachview had no condos for sale last week. The Sands has 128 units and the Beachview has 80 units. Recent sales prices at the Sands for two bedroom, two bathroom 1,082 square foot condos were for $310,000 to $343,000. Recent Beachview sales prices for two bedroom, two bathroom 1,184 square foot condos were for $309,000 to $325,000. Both condos feature pools and tennis courts and allow pets. Both condos allow 30-day rentals – the Sands for 12 times a year and the Beachview for 10 times a year. Monthly fees at both of these condos are under $500 per month.

The 56-unit San Marco Residences has a beach access directly across the street alongside the Madeira. There were no condos listed for sale here last week. Recent sales for an 800 square foot one bedroom, one bathroom condo ranged from $308,000 to $317,000. San Marco Residences do not allow pets and the units can be rented daily, 365 days a year. Fees here are under $500 per month.

The 38-unit Seaview is the closest condo to the South Beach access. Again none were for sale. Two bedroom, two bathroom 1,086 square foot condos here recently sold for $340,000 and $390,000. The Seaview allows weekly rentals 52 times a year. No pets are allowed and fees here are under $500 per month.

The 52-unit Beach Club of Marco Island has its own private gated entrance to the beach directly across the street. No condos were for sale here. The last sales here were for $220,000 and $235,000 for one bedroom, one bathroom condos. Fees are about $500 per month and no pets are allowed. The Beach Club allows daily rentals 365 times a year.

These are the condos nearest the beach access points. Another 53 condos are for sale in the south end with a short drive to the South Beach access point at the parking lot on Swallow near Collier Boulevard. There are 32 condos for sale along Collier Boulevard farther from the beach access points mentioned above.
