Stevens Landing: A Boater’s Dream

Last week 414 condos were listed for sale on Marco Island ranging from $118,000 for a 406 square foot studio at Southwinds to a $6,250,000 five bedroom penthouse at Belize. Four of the condos for sale last week were at Stevens Landing. One of the unique condo complexes on the island, Stevens Landing is located off San Marco Road on the way to Goodland. Stevens Landing was built in 1986 along Fruit Farm Creek with 72 condos and 67 direct water access docks. This 14-acre gated community is so unique it includes boat docks as part of the $430 monthly condo fee. Boaters and anglers find the combination of wonderful amenities, great value and direct water access the primary reasons for locating here.

There are three, five-story buildings with 24 apartments each. Protected and assigned parking is on the ground level with four floors of condos above the garage. Altogether there are 24 three-bedroom end unit condos and 48 two-bedroom condos. The three-bedroom condos are a roomy 1,330 square feet and the two-bedroom condos are 950 square feet.

Amenities include a screened pool, hot tub and sauna, tennis and pickle ball courts, club house and bar. A number of fruit trees, like lemon, lime, orange, grapefruit, mango and plantain, are cared for by the local garden committee. Herbs and tomatoes are grown here too.

Among the many social activities are flotillas to places like Coconut Island for lunch. Residents value their natural environment, so although pets like cats, birds and fish are allowed, dogs are not permitted. Wildlife, birds of all kinds and the odd panther roam the area. The local mascot is Hermann the heron who frequents the docks looking for handouts and rides in and out with the fisher folks.

A large boatyard is tucked away and out of sight. This area is used for dry storage of boats and trailers. Boat owners maintain their boats here using the many shared tools available. The tools, free advice, comradery and experienced help are all available for the asking in this laid back setting.

Last week four condos were listed for sale. A two-bedroom, two-bathroom 950 square foot condo is listed for $235,000 and is described on the MLS as a boater’s and angler’s dream in a quiet complex with old Florida charm. The condo has an extended large screened and storm shuttered lanai with an open, full service kitchen to the dining and living areas. This condo has a utility room with washer and dryer and a deeded garage space with storage locker. Another deeded storage locker at the far end of building can hold fishing equipment. The other updated two-bedroom condo is listed for $259,000.

Two three-bedroom condos are listed for $289,000 and $339,000. One offers beautiful waterway views with all new impact windows and sliders and new air conditioning. The other is an upgraded condo with newer air conditioning, hot water heater and the lanai comes with a glass enclosure.
