Marco Island’s Top Five Luxury Condo Listings

Last week the top five luxury condo listings on Marco Island by price were all located at the Belize in Cape Marco. Belize is a remarkable 25-story building built in 2004 with fantastic amenities. These first class amenities include a grand lobby, library, social room, billiard room, theater, fitness area, infinity pool, and tennis center. Concierge services, private beach gate access, fishing pier and guest suites are part of the upscale Belize lifestyle. Two penthouses and a grand penthouse are included in this top five list. The condos listed for sale range from 7,165 square feet to 13,528 square feet with four or five bedrooms, and range in price from $5,950,000 to $9,900,000. Security starts at the gated entrance to Cape Marco and repeats at the building entrance. All condos feature private coded elevators. Mesmerizing views of the pristine Ten Thousand Islands and the Gulf of Mexico are a given. All of the listed condos have two garage spaces.

Two of these top five condos are decorator ready, one is unfurnished and two are being sold turnkey. The photos are from penthouse 2205, with over 7,000 square feet of opulent living space described as an estate home in the sky.

Decorator ready condos have basic contractor elements and finishes. Bathrooms, laundry and kitchens come complete with cabinetry, plumbing, appliances and countertops. There is no finished flooring, no baseboards and no decorative moldings. These “blank canvas” apartments are ready for the new owner’s look, usually with the help of an interior designer and competent contractors. All walls will require finished coats of paint or wallcovering treatments. Flooring will require design, selection and installation. Often kitchen appliances and kitchens may need replacement. All decorative moldings, built-in cabinetry, custom closets, TV and audio systems, motorized window treatments, decorative lighting and furniture layouts will need to be added. Once all of these basics are complete then the new furnishings, carpets, art and accessories can be added. Plan on a minimum of six to fifteen months to complete a decorator ready condo depending upon the complexity of the interior design  work required.

Unfurnished condos come complete with all flooring in place, painted or decorated walls, lighting fixtures and fans, some moldings, window treatments and complete kitchens, laundry, baths and custom closets. New owners generally keep the hard surface flooring if they like it and install new carpeting in the bedrooms. Often new owners will retain basic window treatments and add to them, change out most of the lighting fixtures and fans and add built-ins, TV and audio systems. The décor is more often than not changed to suit their personal style of design and furnishings. New owners are buying a location and are willing to make any changes they deem necessary, usually with the help of a design professional.

Turnkey condos are move-in ready and are totally complete. You can move in right away. New owners who purchase turnkey condos change out three quarters of the furnishings and décor within the first 12 to 18 months of ownership. Turnkey condos give a new owner immediate use of the unit, a great location and time to redesign, organize and execute any changes they prefer.
