Seasonal Condo Sales and Active Listings

Of the 164 condos sold on Marco Island during January, February, March and April 2016, 100 of them were two bedroom units. Two bedroom condos made up 61% of the condo market this season compared to 57% last season. Three bedroom condos represented 20% of condo sales this season, and one bedroom condos were responsible for 16%. Three percent of the sales were for either studio or four bedroom condos.

Condo sales prices this season ranged from $81,000 for a one bedroom inland condo to $2,075,000 for a four bedroom beachfront condo. Median price of a condo sold this season was $410,000. The most popular condos sold were two bedrooms with a median price of $402,000, three bedroom condos with a median price of $736,000, and one bedroom condos with a median price of $233,000. Two studios and two four-bedroom condos also sold during this time.

Forty of the ever popular two bedroom condos sold were located on the beach, 38 inland, 17 on waterways and five on the Gulf. Condos on the water command a premium price compared to inland condos. Beachfront two bedroom condos sold for a median price of $575,000 (2.3 times that of a two bedroom inland condo); water direct two bedroom condos sold for a median price of $360,000 (1.4 times that of an inland condo). Two bedroom condos on the Gulf sold for $643,000 (2.6 times that of an inland condo). Two bedroom inland condos sold for a median price of $249,000.

Last week there were 364 condos for sale on Marco Island: 196 of them (54%) are two bedroom condos with a median asking price of $465,000; 103 three bedroom condos with a median asking price of $887,000; 44 one bedroom condos with a median asking price of $290,000; Seven studios with a median asking price of $126,000; 12 four bedroom condos with a median asking price of $2.4 million and two five-bedroom condos with a median asking price of $6.9 million.

Median sizes of condos for sale are 406 square feet for a studio; 687 square feet for a one bedroom; 1,075 square feet for a two bedroom; 2,103 square feet for a three bedroom; 3,830 square feet for a four bedroom and 7,165 square feet for a five bedroom.

There were 164 beachfront condos listed for sale with a median price of $710,000; 70 water direct condos with a median price of $420,000; 23 Gulf condos with a median price of $769,000; 13 water indirect condos with a median price of $510,000; two golf condos with a median price of $727,000; and 92 inland condos with a median price of $279,000.
